Fair condition, cream, softcover, with a single screw for binding, and 3 holes punched along the edge with the spine would be.  The cover has tears, a large stain, writing in pen, pencil, eraser marks, discoloration, creases, and fraying.  Some pages have small tears or creasing.  The first page has writing in pencil and eraser marks.  Text and illustrations throughout are clean, clear, and legible.
